Air Conditioning Energy Inspections

Did you know that under new legislation in accordance with the Energy Performance in Buildings Directive (EPBD) your Air Conditioning system will require an energy performance inspection?
This new legislation affects everyone in England and Wales that has a building with a single or multiple Air Conditioning system with a total installed cooling capacity of over 12kW.
Our AC inspections are performed by an Energy Assessor who has been accredited to inspect Air Conditioning systems by a recognised authority and will be in accordance with CIBSE document TM44.
This inspection has the potential to be financially beneficial in the long term, as the detailed advice will help to ensure that your systems run to their full potential and are cost efficient. We will also advise on any potential improvements or alternative solutions and can provide budget costings if required.
Air conditioning systems can account for 50% of the energy used in a building and are therefore specifically targeted in new government legislation which makes regular inspection mandatory. Non-compliance will potentially lead to fines of £300 potentially rising to £3,500. This is the legal responsibility of the person responsible for the maintenance and upkeep of the air-conditioning system – in many cases a tenant rather than the landlord. One or more air conditioning units within a building controlled by a single person are considered to comprise a single air-conditioning system for the purposes of the regulations.
- For air-conditioning systems where the effective rated output is more than 250kW the first inspection must have happened by 4 January 2009.
- For air-conditioning systems where the effective rated output is more than 12kW the first inspection must happen by 4 January 2011.
- For all systems first put into service on or after 1 January 2008 the first inspection must have taken place within five years of the date when it was first put into service i.e. after acceptance of the completion of the commissioning of the system.
Inspection reports will remain valid for five years after which the system will require another inspection*. For existing systems the accredited expert carrying out the inspection has the discretion to set the frequency of inspections ranging from three years for poorly maintained and inefficient systems up to five years for those systems that are well maintained and demonstrate excellent levels of efficiency.
*This is an efficiency inspection that is not normally covered by the usual annual service agreement.
